U.S. GOVERNMENT Department of Agriculture (USDA) seeks to lease the following space: State: Ohio City: Elyria Delineated Area: Northern Border: Starting at the Corner of Baumhart Rd and Interstate 90 heading east to Interstate 80 and continuing east to Route 83 Eastern Border: Corner of 80 and Rt 83 South to Route 18 (Norwalk Road) Southern Border: Corner of Route 18 heading west to the corner of Hawley Road. Heading South to the corner of Jones Road. Head west to the Corner of Rt 511. Western Border: Corner of Route 511 and Jones road heading North to Vermilion Road and continuing north to Interstate 90. Minimum Sq. Ft. (ABOA): 3,896 Maximum Sq. Ft. (ABOA): 4,090 Maximum Sq. Ft. (RSF): 4,480 Space Type: Office and related space Reserved Government Vehicle Parking Spaces: 4 Reserved Visitor/Customer Parking Spaces: 7 Non-Reserved Employee Parking Spacing (located on-site or within 300 feet of premises): 14 Full Term: 20 Years Firm Term: 5 Years Termination Rights: 120 Days Additional Requirements: Square feet may reflect non-USDA partners where NRCS provides workspace to partners through agreement. The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building and/or tenant usage. Pull through parking must accomodate farm style trucks pulling trailers and provide ample space for entering and exiting the parking area. Access road and parking area shall be paved. The space offered, its location, and its surrounding areas must be compatible with the Government’s intended use. The space offered shall be in a professional office environments or surroundings with a prevalence for modern design and/or tasteful rehabilitation in modern use.
