General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: York Delineated Area: Entire York County (Map attached) Minimum Sq.
Ft. (ABOA): 3,058 Maximum Sq.
Ft. (ABOA): 3,200 Space Type: Office Parking Spaces (Reserved): Four (4) Full Term: Fifteen (15) years Firm Term: Ten (10) years Renewal Option: One (1) five year renewal Additional Requirements: 1.
Contiguous space on one (1) floor is required.
Space must be located on the second floor or above 2.
Space shall not be located in the same building as a daycare center or foreign government offices 3.
Four (4) reserved, secured parking spaces must be available on site or within one block of the office building 4.
Agency personnel must have twenty four (24) hour/seven (7) days a week unrestricted access to the proposed space and reserved parking 5.
Offered space will require an agencyTenant Improvement allowance of $63.23/ABOA SF, Building Specific Amortized Capital allowance of $12.00/ABOA SF, and up to $250.38/ABOA SF for additional Tenant Improvement buildout 6.
Offered buildings/properties are subject to a risk/vulnerability assessment.
The outcome of the assessment may result in the building not being technically compliant Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.
A fully serviced lease is required.
Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
