Notice: This advertisement is a Request for Lease Proposals (RLP). The Government will not pay for any costs incurred as a result of this advertisement. The U.S. Department of Veterans Affairs (VA) seeks to lease a minimum of 14.321 to a maximum of 17,185 of American National Standards Institute/Building Owners and Managements Association (ANSI/BOMA) Square Feet (ABOA SF), not to exceed 19,333 Rentable Square Feet (RSF) of Community Based Outpatient Clinic (CBOC) in the area of Idaho Falls, ID. The location needs to include 100 parking spaces. The requested duration of the lease is 20 years - 10 years firm and 10 years non-firm. During the non-firm term, the VA will have terminination rights. The VA seeks proposals from Potential Offerors who are capable of successfully performing a lease contract, including TI build-out of an existing building or design and construction of a new facility on a VA pre-approved site, as well as all maintenance and operation requirements for the duration of the lease term. VA will consider leased space located in an existing building as well as land for new construction. The NAICS Code for this anticipated procurement is 531120 Lessors of Nonresidential Buildings. VA makes monthly rental payments in arrears upon facility acceptance. As for Tenant Improvements, VA may make a single lump-sum reimbursement upon acceptance of the completed space, or amortize these costs over the course of the firm term of the lease.
